A New Shopping Centre in Benijófar? Here’s What We Know So Far

If you live in Benijófar, chances are you’ve already heard the rumours about a new shopping centre being planned. And yes — there’s truth to it. A company called Cañada Marsa Developments, which has already completed other local projects, has officially submitted plans for a new commercial development in Benijófar.

Where Would It Be Built?

The proposed Benijófar shopping centre would sit on a 44,000-square-metre plot on the edge of town, heading out towards Torrevieja, just before the Atalaya Park urbanisation. If you know the CV-905 or Calle Rey Juan Carlos I, you’ll recognise the area — it’s the same stretch where Ciudad Quesada (Rojales) starts to line up with well-known restaurants and supermarkets.

The plan is to create a commercial area with several shops and restaurants available to rent, bringing new businesses and more choice for local residents without having to drive far.

How Big Will It Be?

It’s a pretty large project for a small town. The total site covers 44,000 square metres, although about half will be taken up by roads and green areas. That still leaves roughly 22,000 square metres of usable space — which is almost the same size as Habaneras shopping centre in Torrevieja.

To put that in perspective, Habaneras serves a population of around 100,000 people, while Benijófar has just over 3,400 residents (a number that jumps closer to 4,000 when you include part-time residents). So it’s safe to say this project would make quite an impact locally.

What Stage Are the Plans At?

At the moment, nothing has been approved. The proposal involves a modification to Benijófar’s General Urban Development Plan (PGOU), which the Town Hall and other authorities still need to review. There’s even a water supply report being prepared by the Segura Hydrographic Confederation (CHS) to make sure the town can support the project before it moves forward.

So, while the shopping centre project is making its way through the process, there’s no construction happening yet.

What Could It Mean for Residents?

If it goes ahead, the new Benijófar shopping centre could bring jobs, local investment and convenience. Imagine being able to pop out for shopping or dinner without leaving town. It could also draw more visitors from Rojales, Ciudad Quesada and Torrevieja, giving the area a small boost in business activity.

Of course, with any large development, there will be questions about traffic, parking and how it fits into Benijófar’s quiet charm. The council will have to balance growth with keeping the village feel that everyone loves.

A Town on the Up

Benijófar has changed a lot in recent years. With many foreign residents from the UK, the Netherlands and Belgium, the town has developed a lively, international feel. Property prices have followed the trend too — according to Idealista, the average price per square metre here is over €3,000, making it one of the most expensive towns in Alicante province.

So it’s no surprise that developers see Benijófar as an attractive spot for new projects like this one.

What Happens Next

The Town Hall will continue reviewing the plans and the PGOU modification, and locals can expect updates once formal decisions are made. Until then, it’s still at the proposal stage — but definitely something to keep an eye on.

For now, it seems the new shopping centre Benijófar is more than just talk. If approved, it could reshape one of the town’s entrances and add a modern, convenient retail area close to home.
