Selling Your Home on the Costa Blanca? Here’s the Tax Info You Need!

Are you a fiscal resident of Spain aged 65 or older? Great news! If you’re planning to sell your primary residence on the Costa Blanca and have owned it for over three years, you’re exempt from paying capital gains tax, even if you make a profit.

However, if you’ve owned your primary home for less than three years, a 19% Capital Gains Tax on the profit will apply. This tax is due the following year when you submit your Renta tax return.

Planning to sell a second home? Unlike primary residences, capital gains tax applies to any profit made, no matter your age or how long you've owned the property.

Selling in Ciudad Quesada or Nearby Urbanisations?

Here’s what to keep in mind:

  • Fiscal Residency: Confirm your status to understand your tax responsibilities. Fiscal residents and non-residents face different tax rules.
  • Ownership Duration: How long you’ve owned your property can greatly influence your tax obligations.
  • Tax Filing: Be ready to file your Renta tax return and know the deadlines to avoid any penalties.
